Ans:- The loading factor formula is simple. It is: Carpet area X (1- loading factor) = super built-up area.

Ans:- The loading factor is vital for builders. They recover facilities or amenities cost of a project such as maintenance, lift, terrace, parking, lobby, extra via loading factor charges.

What are built-up, super built-up and carpet areas?

Ans- To better understand the concept of the loading factor, it is essential to have a look at a few related terms, i.e. carpet area, super-built up area and built-up area.

Carpet area refers to the net useable area provided by a developer in a flat. It is the distance between inner walls of a home. Common areas of the building are not included while calculating carpet area.

A built-up area includes carpet area along with balcony, terrace, staircase, and exclusive corridors, among others.

A super built-up area, also known as saleable area, includes built-up area and common areas, such as lifts, common corridors, clubhouses, and gardens, among other amenities.

 How to calculate loading percentage?

Loading percentage can be calculated with the help of simple formula:

Carpet area * (1-loading factor) = Super Built-up area

Let us assume an apartment has a super built-up area of 1,500 sq ft and a carpet area of 1,200 sq ft.

Now, 1,200*(1-loading factor) = 1,500

1-loading factor= 1,500/1,200

Loading factor=1.25-1

So, the answer is 0.25 or 25 percent

What is FAR in real estate?

Ans- Floor area ratio (FAR in real estate) or floor space index (FSI) denote the maximum floor space that can be constructed on a piece of land. FAR in real estate is a ratio between a building’s total constructed floor area and the land area.

 if the floor space index -FSI is 1.5 and you have a land of 1,000 sq ft, then, you can build up to 1,500 sq ft of covered structure. The FAR calculation formula is quite simple:

Plot Area x Floor Space Index = Built-up area 

Note: FAR of 1.5 is expressed as FSI of 150%
